Our client is a leading name in Hong Kong Real Estate sector. As we kick off 2022 they are looking to hire an experienced Project Manager to oversee their A&A projects in Hong Kong. As a business our client have an impressive number of assets across Hong Kong, in multiple asset classes.
The incumbent will also be responsible for:
• Initial and ongoing consultation with end users as single point of contact between end users and consultants / contractors, providing technical advice and development of project brief documents clearly articulating the key objectives and scope of the projects.
• Planning and implementing capital works, alteration & addition works, as well as renovation projects within budget, on time and to the client’s standard of quality as well as applicable statutory requirements.
• Undertaking day to day management and coordinating with in-house functional support team, multi-disciplinary consultants, contractors, schools and government authorities where appropriate throughout all project phases.
• Managing internal co-ordination of matters related to the projects such as education, human resources, finance, communication and admissions to ensure that project deliverables are achieved.
• Providing technical design input to the project as well as directing and collaborating with in-house functional support team and/or multi-disciplinary consultants to produce high quality design in accordance with the client’s design standard.
• Acting as the Client on-site representative, throughout the construction stage to final handover stage for day-to-day management, coordination and monitoring of the quality of services of consultants and workmanship of contractors.
• Managing the material and work quality inspection / testing and commissioning processes in conjunction with in-house functional support team, consultants and contractors to ensure the works delivered are in good quality.
• Managing tender process for appointing multi-disciplinary consultants and contractors.
• Assessing and recommending progress payment for consultants and contractors.
• Preparing and providing regular project status reports and presentations to the Senior Manager and the Director, Facilities.
• Maintaining complete set of on-site records for effective cost control and for final account purposes.
• Responsible for managing project close out from the owner’s perspective, including managing the handover / snagging process and ensuring full set of as-built drawings / O&M manuals / warranty documentation are in place and in order.
Requirements
• Degree in architectural study, surveying, building services engineering, civil & structural engineering, building construction, etc. or relevant technical subjects.
• Minimum 10 years relevant post graduate experience.
• Relevant professional qualification(s) will be required.
• Result-oriented with excellent problem solving and communication skills.
• Multinational corporate exposure an advantage.
• Hands on experience in managing project team including multi-disciplinary consultants and contractors throughout the design, procurement and construction processes.
Abilities
• Ability to work under pressure and meet aggressive deadlines.
• Fluency in Cantonese & English
• Excellent interpersonal skills.
• Ability to lead and manage construction contractors and multi-disciplinary consultants.
• Excellent organisational skills.
Knowledge
• Applies good understanding of HKSAR building codes and standards.
• Applies good knowledge of construction practice and safety rules.
• Competency in project planning software, such as Primavera or MS Project.
• Competency in computer aided drawing software, such as AutoCAD
